For Sale by Owner, or Not?

Or, Why Should I Use a Full-Service Realtor®
 such as Bahia Realty Group?

You may have seen a lot of advertising for Clearwater "for-sale-by-owner" ('FSBO'), where claims are made that you can save on real estate commissions.

While that may be true, selling real estate without the aid of a professional real estate broker may cost you more in the long run.  It's also a matter of how much of your own time and money you wish to invest to sell your home wisely

Like anything else, the decision to use a real estate agent vs. a "do-it-yourself" approach is a personal one.  And like many things in life, what sounds so simple and easy never is.

However, if you're considering selling your home on your own, here are some questions to ask yourself:

  • How will I find potential buyers? How much money am I willing to invest in advertising and marketing my property, such as running classified newspaper ads or selling on the Internet?
  • How much time can I truly devote to selling my property?  How quickly do I need to sell?
  • Am I going to be available to take calls and show my house?
  • What should be my selling price?
  • How good of a salesperson am I?
  • How good of a negotiator am I?
  • How do I compete with other homes being sold in my neighborhood?
  • Do I understand the ramifications of legal forms and agreements surrounding a real estate transaction?
  • How do I evaluate the buyer's financial situation to make sure that the transaction will actually go through and I collect my money?
  • If I use a FSBO service, what is their track record?  How much work will I really have to do on my own, even I use such a resource?
  • Do I know enough about real estate to really handle this on my own?
  • Why shouldn't I use a real estate professional like Raul Aleman or Jennifer Cook and their Clearwater realty team at Bahia Realty Group?
